Recently, we got a call from an apartment complex manager seeking a commercial roofing contractor McKinney. They were needing some roof repairs done on their ten story building. We met with the apartment complex manager to look over their roof, then provide them with roofing repair options. We also helped them sort through the maintenance fee contracting process.
The apartment complex had a traditional flat roof, which meant that we had some options to finish the repairs. The roof was leaking in several spots, so we recommended the EPDM (Ethylene Propylene Diene Monomer) roofing repairs. The EPDM is one of the most common way to repair flat roofs due to the cost being affordable, longer life, and the installation is fairly quick, which the manager agreed to.
Our team arrived at the location Monday morning and began removing any debris that was on the roof. On the area where the roof couldn’t be cleaned, the team applied a barrier board. The team then unfolded the membrane that was to go on top of the roof, then they laid it into the appropriate position and applied the bonding adhesive. The team then made sure there was no wrinkles until the membrane was fully secured to the roof. The membrane is a synthetic rubber roofing that will keep the roof from leaking again. Liquid adhesives and formulated tape secure the membrane in place. The team used rollers to apply the liquid adhesives and to make sure that the membrane would be securely into place without any wrinkles. The goal was to make sure it was smooth and flat.
The team worked every day until the roof was completely repaired. We were able to add value and safety to their apartment complex building in just under a week, which was very impressive to the manager and owner. We let them know that we also have the RAM program, which is a Roof Maintenance Program that will have our professionals looking at the roof twice a year to give the owner an inspection summary. If the roof would need any repairs, re-caulked or other fillings needed we would supply that for them.
They said they would definitely think about that program, but thanked us for doing their roof quickly and affordably. The owner told us that we did a great job. He said that there are many other companies out there that would have charged him an arm and a leg, and it would have taken them forever to get the roof in working condition. He thanked us again for meeting all his expectations and sticking within the budget that he had for the roof.
